Warmer Floors in Older Houses
Underfloor and crawl space insulation fix the cold floors common in older East Bay houses on raised wood-frame foundations. When the crawl space is open and vented, cool damp air sits under the floor much of the year, and in many older houses there is no insulation between the joists at all. Bare floors over that space feel cold underfoot on foggy mornings and through the winter.
How we insulate floors
The usual approach is insulation fitted between the floor joists, held firmly against the subfloor with supports so it cannot sag. ENERGY STAR recommends R-19 for floors in zone 3, and OpenEI lists Alameda County in zone 3C. Where moisture is a concern or the space is tight, closed-cell spray foam on the underside of the subfloor seals and insulates in one step.
Sealing first
Air leaks through the floor are as important as heat loss. Plumbing and wiring holes, heating register boots, and the rim along the foundation all let crawl space air into the house. We seal those before insulating.
Moisture checks
Before insulating, we look for standing water, damp soil, plumbing leaks and wet or damaged framing. Insulation should not go over an active moisture problem. Some crawl spaces need a ground vapor barrier or drainage work first.
Ducts under the floor
Many older houses have heating ducts running through the crawl space. Leaky or uninsulated ducts there lose a lot of heat. We seal accessible duct joints and can recommend duct insulation.
Seismic work
If you are doing seismic retrofit work on your foundation, coordinate insulation with it. It is easier to insulate after bolting and bracing are finished.

How It Works
1. Crawl inspection
Access, moisture, framing, ducts and wiring checked.
2. Plan
Floor insulation or foam, with sealing and any moisture work, in writing.
3. Clear
Debris and old fallen insulation removed.
4. Seal and insulate
Penetrations sealed, insulation installed and supported.
5. Review

Underfloor & Crawl Space Insulation Questions
Will floor insulation make my house warmer?
Usually, yes, especially on cold mornings. Floors over vented crawl spaces are a big source of discomfort in older houses.
Why is the insulation under my floor on the ground?
It was not supported well, or it got damp and heavy. It should be removed and replaced with properly supported insulation.
Do I need a vapor barrier on the ground?
If the soil is damp, a vapor barrier helps keep moisture out of the crawl space. We check on the visit.
Should I do seismic retrofit first?
If you are planning it, yes. Insulate after bolting and bracing are done.
