Insulating New Space to Title 24

ADU, addition and garage insulation is a growing part of East Bay work as owners add backyard cottages, convert garages and expand houses. New conditioned space in Oakland is built to the 2025 California Energy Code, adopted with local amendments effective January 1, 2026. That sets the insulation R-values and air sealing the plans must show, and the inspector checks before drywall goes on.

Working from the plans

Your designer or Title 24 consultant sets the insulation values for walls, roof and floor. We install to those values and can suggest where spray foam makes it easier to meet them, such as shallow cathedral ceilings, low-slope roofs and tight wall framing.

Garage conversions

Garages are usually built with no insulation, thin walls and a slab floor. Converting one means insulating the walls and ceiling and dealing with the floor. Closed-cell foam on the roof deck or ceiling, and foam or batts in the walls, are common approaches. Sealing the gaps around old garage door openings matters too.

Sound between units

An ADU close to the main house or a neighbor's property benefits from open-cell foam in walls and ceilings, which cuts noise in and out.

Timing

Insulation goes in after framing, plumbing and electrical rough-in, and before drywall. Tell us your schedule and we will plan around your builder and inspections.

Existing garages

If you just want to make a garage or workshop more usable without converting it, foam on the walls and ceiling keeps it cooler on hot days and warmer on cold ones.

ADU, Addition & Garage Insulation Questions

Do ADUs have to meet Title 24?

New conditioned space must meet the California Energy Code. Your plans show the required insulation values.

Is spray foam required?

No. It is one way to meet the values, especially in tight framing. Batts and blown-in work in many assemblies.

Can you work with my builder's schedule?

Yes. Tell us when rough-in is done and when inspection is booked.

Can you insulate a garage I am not converting?

Yes. Foam on walls and ceiling makes a garage or workshop more comfortable.
