Where Spray Foam Makes Sense in the East Bay
Spray foam insulation is two liquids mixed at the gun and sprayed onto framing, where they expand and cure into a layer that insulates and seals air in one pass. In the East Bay's mild climate, foam is not the default for every surface. It earns its cost in specific places: cathedral and vaulted ceilings with shallow rafters, walls opened during a remodel, additions and ADUs, floors over damp crawl spaces, and rooms where noise matters.
Open-cell
Open-cell foam is soft, expands to fill irregular cavities, and is an excellent air barrier. HomeGuide lists it at R-3.5 to R-3.7 per inch and $1.50 to $3.50 per square foot. It also absorbs sound, which makes it popular in walls facing busy streets or freeways, between floors in two-story homes, and around bedrooms and home offices. Because it lets some vapor through, it belongs in assemblies with a proper vapor control plan.
Closed-cell
Closed-cell foam is dense and rigid, rated R-5 to R-7 per inch, at about $3.00 to $5.00 per square foot (HomeGuide). It gives the most R-value in the least space, slows vapor and does not absorb water. We use it in shallow cathedral ceilings and low-slope roofs where there is no room for vent space, and under floors above damp crawl spaces.
Title 24 and new work
Additions, ADUs and major remodels in Oakland are built to the 2025 California Energy Code, adopted with local amendments effective January 1, 2026. Foam is one way to meet the insulation and air sealing requirements in tight framing. We work with your designer or builder on the R-values the plans call for.
Old houses
In older houses, we check for knob-and-tube wiring before spraying anything into walls or ceilings. Live knob-and-tube must not be buried in insulation. We also check for moisture in walls and roof framing, especially under older roofs.
Safety and re-entry
Foam in living spaces usually needs a thermal barrier such as drywall. During spraying the area is closed off and ventilated, and HomeGuide advises staying out at least 24 hours.

Spray Foam Insulation Questions
Is spray foam worth it in the Bay Area?
In the right places: tight cathedral ceilings, remodel walls, additions, ADUs and sound control. On a wide attic floor, sealing plus blown-in is usually better value.
Does spray foam reduce noise?
Open-cell foam absorbs sound and seals the gaps sound travels through, so it noticeably cuts street and household noise.
Can spray foam go into existing finished walls?
Standard spray foam needs open framing. For closed walls we use dense-pack or injected methods.
Is spray foam safe?
After it cures and the re-entry period passes, it is an inert solid. We follow product ventilation and re-entry instructions.
Does foam meet Title 24?
Foam can help meet Title 24 insulation and air sealing requirements. The plans set the R-values; we install to them.
