Clearing Out Old Attic Insulation

Insulation removal and replacement make sense when the old layer is a problem. In older East Bay houses, we regularly find attic insulation that has been used as nesting by rats or mice, soaked by old roof leaks, darkened by decades of dust and air leakage, or packed flat by storage. Adding new insulation over that buries droppings and debris and blocks the air sealing underneath.

Signs it should come out

Droppings, nests or runways in the insulation. Odors in the attic or upstairs. Water stains. Insulation compressed to a fraction of its original depth. Dark patches showing air has been filtering through.

How we remove it

A powerful insulation vacuum pulls loose fill and debris through a hose to bags or a container outside, so nothing travels through your house. Batts are bagged by hand. HomeAdvisor lists removal at $1 to $2 per square foot, typically $600 to $1,200, and an average of about $1,852 for removal plus replacement.

Vermiculite

Some older attics contain vermiculite, a pebbly gold or grey-brown fill that may contain asbestos. We do not disturb it. If we see it, we recommend testing; removal is done by a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255.

Seal the entry points

Rodent-damaged attics usually have a way in. Pest control should close entry points before new insulation goes down, so the problem does not repeat.

Reinsulate

With the attic clear, we seal the ceiling, add baffles, and install new insulation to the depth ENERGY STAR recommends for zone 3. An emptied and resealed attic usually performs much better than an old one topped up.

Insulation Removal & Replacement Questions

Do I need to remove old insulation?

Only if it is soiled, wet, moldy or blocking air sealing. Clean, dry material can stay.

Is removal messy?

The vacuum hose runs outside, and we protect the access area.

Should I deal with rodents first?

Yes. Entry points should be closed before new insulation goes in.

What about vermiculite?

We leave it alone and recommend testing.
